Amherst, New Hampshire Real Estate Report – 2009 Homes and Condos Sold

The Amherst NH real estate annual sales report shows a 4 year decline in average selling prices with a slight increase in activity.  To determine a bottom, trends must reverse through a yearly cycle as quarterly reports are more reflective of current market conditions.

Amherst Q4 homes and condos sold statistics indicate an improvement in the market over 2008 with increased sales and average selling prices.  In fact, the market exceeded 2007 reports with condo average selling prices being the weakness in the market.  The single family home values may have bottomed in Q1.

Homes

There were 120 homes sold in 2009 at an average sales price of $350,831.  The peak value was obtained in 2006 at $439,230.  Transactions peaked in 2007 with 127 homes sold.  The days on market increased from 125 days in 2008 to 151 in 2009.  The sales price to list ratio remained the same at 96%.

Condos

Amherst NH condominium sales reflect sharp drops in average selling prices.  Condos sold on average at $326,992 in 2008 and $249,888 in 2009.  The single family market has maintained more of its value as financing restrictions and foreclosures continue to impact the condo market.  The DOM in 2009 for condos is at 172 and the sales price to list ratio is at 99%.
