Hillsborough County Real Estate Report – 2009 (First Quarter)

First quarter real estate transactions reflect property sold during the most difficult time of the year.  Typically, only the most motivated sellers attempt to sell during this period.  Weather conditions, the holiday season and the inability to “showcase” the curb appeal of a property are the main reasons.  In addition buyers are not motivated to look for many of the same reasons.  Average sales prices will not be a true gauge of the overall market as the real estate market in New England is extremely seasonal.

In the first quarter, real estate sales showed a small decline in the number of single family homes sold with condos falling more dramatically when comparing activity between 2008 and 2009.  Average sales prices dropped dramatically with the most significant statistic being the -16% drop in condominiums prices.  The average selling price for single family homes dropped -11% to $252,135 from $283,550 in 2007.
